ANC6A Community Outreach Committee meets at 7:00pm at Maury ES (multi-purpose room), 1250 Constitution Avenue, NE, (enter from 13th Street NE).

Tuesday, February 23

Community meeting to hear re-development plans for the Frager’s site, which will include  the rebuilding of Frager’s hardware stone and family oriented residential units.  The meeting will be hosted by Perseus Realty, a family owned development company which purchased the site last fall.  7:00pm, Hill Center.

    Don’t know this for sure but I believe that that the Frager’s site was not purchased outright.

    I’m guessing that Perseus bought the right to an inspection / evaluation period during which time they will evaluate the condition of the building, their options in the Historic District, and probably much else.

    It’s hard to predict the outcome of the inspection phase since there are so many wild cards and things to balance: the condition of the building (poor), Frager’s wanting to stay (I imagine), the fact that it’s a corner lot with an alley (how to maximize use of the lot and do you get a zoning variance are delicate balancing acts), all of the development going on east of that parcel (market may getting tapped out –and what are the true comps?), the unpredictability and frequent unreasonableness of the Preservation panjandrums (which have repeatedly blocked the development of the 1200 block of PA Ave and shut down putting in a Boys Town where Jenkins Row is now –a Boys Town!!) to say nothing of the cost and delay involved in dealing with said panjandrums, and probably many others.

    At the end of the inspection period (assuming there is one) Perseus may decide to purchase the building, ask for an extension, walk away from the deal , or do something else.

    But I doubt they’re purchasing Frager’s.
